VILLA SERENA - UMBRIA - CASTIGLIONE DEL LAGO (PG) - The splendid panoramic position over the Umbrian countryside, and the elegant frame outlined by the golden fields of wheat on the surrounding hills, make Villa Serena the perfect meeting point between the modern and the traditional, at the disposal of the guest, in complete harmony with nature. Hidden behind the hill and advancing along the short stretch of country road you have to cover to reach it, Villa Serena comes slowly into view and then reveals its full charm to the visitor as he reaches the entrance.
The exterior of the villa, part in stone and part in stucco, is distinguished by a wide paved open space, with the pool to the right of the house and a spacious garden at the rear, with a wide view over the valley. Recently restored and finished with prestigious materials (wood beams and hand made terracotta floors), Villa Serena is so well equipped and furnished that it is a vacation home to satisfy even the most demanding clients.
PARK: The property consists of approx 6 hectares of land, with a splendid tended garden between the olive grove and orchard. The pool, rectangular in shape, measures 60 sq mt (5x12 meters), with depth from 0,60 to 2 metres, with a dressing room, bath, small kitchen and barbeque area.
INTERIORS: Ground floor: entrance hall leading in from the portico to a double salon with fireplace, omfortable couches and HiFi system connected in all the rooms of the villa, modern well equipped kitchen, dining room with a refectory table seating 16, guest bath, laundry. Near the kitchen are separate quarters for the domestic staff (who do not reside in the villa), with an independent entrance.
First floor: a beautiful stairway with terracotta steps rises to a landing on the first floor, leading on the right to a spacious study with telephone-fax and sofabed, as well as the master suite with wardrobe and bath with tub and shower, and on the landing to a sitting room with balcony, fireplace, couch, satellite TV, VCR, and 5 bedrooms as follows: 3 bedrooms with queen beds with bath en suite with shower, and a queen
bedroom sharing a bath with shower with the adjoining twin bedroom.
INCLUDED SERVICES: Electricity, water, gas, weekly linen change, everyday inside cleaning (from 9 to 12, Sunday excluded) and maintenance of the swimming pool (open from May 15th to October 10th) and garden.
SERVICES BY REQUEST, ON PAYMENT: laundry, linen change, more frequent indoor cleaning (euro 15,00/hour), telephone (euro 0,30/click), heating according to the use during winter weeks (euro 1,00/litre), wood (euro 15,00/100 Kg.), breakfast, lunch and dinner supply.

SECURITY DEPOSIT: on arrival guests will be required to pay a deposit of Euro 750,00 to the owner or his representative which will be returned on departure after verification of the state of the property.
METHOD OF PAYMENT: An advance sum of 30% will be paid at the time of reservation. The balance will be paid in the 30 days prior to the beginning of tenancy. If the reservation is made in the 30 days prior to the beginning of tenancy, the payment must be equal to the total amount of the rent. The receipt for payment of the balance must be shown to the person in charge of the reception at the property.
