This lovely spacious centrally heated cottage lies on the edge of the quiet north Norfolk village of Erpingham just 5mls from the coast at CROMER & 14mls from the fine city of NORWICH & the famous NORFOLK BROADS.

The welcoming living room with inglenook, wood burning stove and seperate dining area, leads to the CONSERVATORY where you can relax overlooking the private garden. The cottage style kitchen is well equipped with beech worktops, microwave, hob, cooker, fridge, washer & ironing facilities. A luxurious double bedroom with seating area and TV has views of the garden.
